Our Qualifications

What certifications do your inspectors hold?

We’re incredibly proud of our team’s expertise! Our owner, Jarett Vogler, is a Certified Master Inspector – one of very few in Wake County and throughout North Carolina. We also have Ben Luhrsen, another Certified Professional Inspector on our team. All of our inspectors are committed to ongoing education to stay at the top of their game! This means that our inspectors are up to date on modern building standards and the latest building practices!

The Report

What should I be looking for?

Our reports have lots of images to help you recall what you’re looking at. We break down our reports into different categories that are safety hazards and other recommended items to fix/ask for. We’ve color coded these different sections for your convenience. As always you can call us, text us, or email us at anytime. We pride ourselves on making ourselves available to our clients.

The summary will be the most helpful area of the report, right at the top. It’s a little more condensed, and contains a list of just the issues we found. This is no substitute for reading the report in its entirety, but can make things a little more digestible.

Inspection Warranty

Do you warranty your inspection work?

We understand that nothing can dampen the excitement of a new home purchase more than unforeseen repairs. That’s why we offer an InterNACHI Inspection Warranty, the only inspection warranty of its kind.

Our robust inspection warranty features:

– No deductibles

– No age limits on appliances

– Easy claims processing

– Reimbursement for most repairs up to $2,250.00

– Coverage for 90-120 days following closing

Day of Inspection

Should I walk around the house with you?

Absolutely. We are more than happy to explain everything we are looking at. There will be times where we need to focus and evaluate, but feel free to tag along and ask questions.

Can my agent be there too?

Yes! Agents are highly encouraged to be there and be engaged so they can know what they’re writing up in your Repair Request Addendum.

I’m selling my home, how should I, as the homeowner, prepare for a pre-listing inspection?

Great question! To get the most out of your inspection, ensure all areas of the home are accessible, this includes the attic, basement, crawl spaces, and all electrical/mechanical equipment. It’s also helpful to have any documentation about recent repairs or renovations handy. Don’t worry, we’ll guide you through the process!

Contractors

Can you give me some preferred contractors to call?

We have a few contractors that we’ve worked with in the past that we can recommend at any time. Legacy Home Inspections DOES NOT sell or provide your information to any third parties. We include the contact information of providers we have worked with before and it’s up to you whether or not you reach out to our recommendations. We still recommend you contact at least 3 in each area for quotes and do your own research.

Cost

How much does a NC home inspection cost?

Great question! Every inspection company is different and has their own pricing based on square footage, age, the inspectors years of experience, and their qualifications. Generally speaking, you should budget $500 to $1000 for your inspection needs. Remember this range is also accounting for additional services you may need like well & septic inspections, radon testing, or pest inspections, just to name a few.
