Cost

  • This is a great question and one of our top frequently asked questions! Every inspection company is different and has their own pricing based on square footage, age, the inspectors years of experience, and their qualifications. Generally speaking, you should budget $500 to $1000 for your inspection needs. Remember this range is also accounting for additional services you may need like well & septic inspections, radon testing, or pest inspections, just to name a few.

What payment methods do you accept?

  • For your convenience, we accept a variety of payment methods, including all major credit cards via secure online payments through our portal. Checks are accepted but it should be noted that your inspection report will not be available until the check clears. Cash is not preferred. Please reach out to us if you need an alternative payment form.

Our Qualifications/Certifications

  • We’re incredibly proud of our team’s expertise! Our owner, Jarett Vogler, is a Certified Master Inspector – one of very few in Wake County and throughout North Carolina. We also have Ben Luhrsen, another Certified Professional Inspector on our team. All of our inspectors are committed to ongoing education to stay at the top of their game! This means that our inspectors are up to date on modern building standards and the latest building practices!

What to expect when we’re inspecting

During the inspection, our team will conduct a thorough evaluation of the property covering, covering about 200 different systems and components, from the roof to the foundation. To ensure transparency, we provide a detailed walkthrough at the end of the inspection. We also encourage clients to join us for the last 30 minutes so we can discuss findings and answer any questions in real time.

Scheduling an Inspection

  • To schedule an inspection, you can call, text, or email us. However, for your convenience and the quickest service, we recommend using our online scheduler, which is designed to streamline the process. This tool allows you to view availability and book your appointment in just a few clicks.

Timeline

  • Typically, we deliver our reports same day or within 24 hours of your inspection. Ancillary inspection services can take 2-3 business days to be posted to your inspection portal. You’ll receive text and email notifications when your reports are published.

What is included in the report?

  • Your inspection report is comprehensive and easy to understand. It includes detailed findings, high-quality photographs, and actionable recommendations to address any issues. Moreover, we use a modern reporting platform to ensure clarity and accessibility.

Our inspection warranty

We understand that nothing can dampen the excitement of a new home purchase more than unforeseen repairs. That’s why we offer an InterNACHI Inspection Warranty, the only inspection warranty of its kind.

Our robust inspection warranty features:

– No deductibles

– No age limits on appliances

– Easy claims processing

– Reimbursement for most repairs up to $2,250.00

– Coverage for 90-120 days following closing

Report Breakdown

Our reports have lots of images to help you recall what you’re looking at. We break down our reports into different categories that are safety hazards and other recommended items to fix/ask for. We’ve color coded these different sections for your convenience. As always you can call us, text us, or email us at anytime. We pride ourselves on making ourselves available to our clients.

The Report Summary

The summary will be the most helpful area of the report, right at the top. It’s a little more condensed, and contains a list of just the issues we found. This is no substitute for reading the report in its entirety, but can make things a little more digestible.

Should I walk around the house with you?

  • Yes, we welcome you to attend! Being present not only allows you to see the process firsthand but also provides an opportunity to gain a better understanding of the property’s condition.

Can my agent be there too?

  • Yes! Agents are highly encouraged to be there and be engaged so they can know what they’re writing up in your Repair Request Addendum.

I’m selling my home, how should I, as the homeowner, prepare for a pre-listing inspection?

  • Great question! To get the most out of your inspection, ensure all areas of the home are accessible, this includes the attic, basement, crawl spaces, and all electrical/mechanical equipment. It’s also helpful to have any documentation about recent repairs or renovations handy. Don’t worry, we’ll guide you through the process!

Contractors

We have a few contractors that we’ve worked with in the past that we can recommend at any time. Legacy Home Inspections DOES NOT sell or provide your information to any third parties. We include the contact information of providers we have worked with before and it’s up to you whether or not you reach out to our recommendations. We still recommend you contact at least 3 in each area for quotes and do your own research.

Inspection Cancellation

  • Cancellations happen in accordance to your signed inspection agreement and contract. Typically we’ll need 48 hours advance notice. Inspections cancelled the same day are non-refundable.
