What happens during your inspection?
01. CHOOSE YOUR VISIT: Have the property address, approximate size and inspection deadline ready. Explore available services when scheduling, and share any particular concerns before the appointment so the requested scope is clear.
02. WALK THROUGH THE FINDINGS WITH US: Allow about 2½–3 hours for a regular home inspection. You and your agent are encouraged to join us for the last 30 minutes to discuss findings, ask questions and see concerns in person.
03. PUT YOUR REPORT TO WORK: Most home-inspection reports are delivered the same day. Review the photographs, explanations and recommended follow-up with your agent. Some additional services, including laboratory testing, have separate turnaround times.

We inspect accessible areas and major systems, including the structure, roof, exterior, electrical, plumbing, heating and cooling. The report documents visible conditions; concealed and inaccessible areas may be outside the inspection scope.
